Tips to Link Popularity
While most engines simply counted the number of inbound links, Google modified it still further. Since each inbound link comes comes from a page (linking page) which itself has inbound links. If the linking page has more inbound links, then that page is more important and therefore, the link to the page that it inturn directs should also be more important. So Google gives more weightage to inbound links from important pages than it does to inbound links from lesser pages. They call the idea "PageRank". Thus the whole idea is to have a good number of inbound links and preferably from important pages i.e. pages themselves with medium to high PageRank values.

Directories:
Directories usually provide direct or one-way links to websites, although some require a reciprocal link. Those Directories that insist on reciprocal links, aren't really trying to be useful directories. Submitting to directories for listing is often time-consuming and elaborate, though there are a number of cheap directory submitting services that do a very good job.
Link Exchange Programs:
There are a lot of mutual link exchange programs online. They offer free editor-based and categorized directory of quality websites that actively swap links with other relevant sites like of that yours. This is also called as reciprocal linking or link exchange. For example, www.LinkPartners.com is one such site which helps you locate a categorized directory of websites that also want to exchange links similar to your site content.
Never sign up with "Free for All" backlinks exchange sites because they are mostly email address gatherers and you can expect a sudden increase in email spam soon after you sign up. Tie up with only those sites where you can approach them personally.
Avoid Link farms, such as LinksToYou.com. Though they sound excellent for building up backlinks and PageRank, Google disapprove of them as blatant attempts to manipulate the rankings and they will penalize sites that use them. Once your site has been blacklisted, it is very difficult to get the penalty lifted, so avoid all link farms.

And this team gets ready for a big game. Against another high school football team. Throw out expectations, throw out biases: Who was the best team you saw play in the NFL during Week 1? Who was the worst?
BoDog Bookmakers, BoDog.com: Was it that Chicago was too good or was Green Bay just that bad? The best in Week 1 pretty much faced the worst in this NFC North duel. A dominating defensive performance and a decent amount of points boosted Da Bears. Favre, on the other hand, threw up 170 yards with two INTs. Good thing Something About Mary 2 is filming next fall. I know, that's a bit harsh against a future Hall-of-Famer, but the worst mistake a legend can make is not hanging up the cleats in time. On a side note, Baltimore looked surprisingly good in Week 1 as well.
How did the betting public do in Week 1? Did they have their money on the big "names" like New England, Carolina, Seattle and Dallas? Did that make it a huge weekend for the books?
BDB, BoDog.com: A lot of money came down on big-name teams in Week 1, but there were some surprises as well. Not a lot of bettors thought Pittsburgh could pull of the cover with Big Ben out of the picture, and Carolina didn't get that much respect against the Falcons. Although some of the big public teams lost, there were some very big wins for bettors, as well as on talented teams such as Cincinnati, Indy and Philadelphia.

BDB, BoDog.com: Week 2 is shaping up to be great with a lot of solid matchups. Two battles that stand out are Seattle vs. Arizona and Pittsburgh vs.Jacksonville. In the first matchup, both the Cards and the 'Hawks won in Week 1, but neither looked stellar. This is a chance for one or the other to get things rolling. A win for the Cards would be huge and prove that all the hype is warranted; while the Hawks could have some worries if they don't show they are as dominant as last season. In the second matchup, we will get another chance to see the Super Bowl champs prove they have what it takes to win back-to-back titles as they face an extremely tough Jacksonville side. It will be a great atmosphere in Florida on Monday night as the Jags seek to knock off the champs.
How did the betting public do on the Ohio State at Texas college football game last Saturday? It was really kind of a blowout, and Ohio State covered easily. Was that good for you guys? Do you think OSU can be beaten this season?
BDB, BoDog.com: The Ohio State game was great for the bettors, but stung pretty bad for the books. The only good part about the blowout for us was that it killed some teasers. OSU definitely looked good as a #1, but I don't think anybody still believes Texas is the #2. We'll see how they fare in the marquee matchups to come.

Basically the benefits of any web directory is to provide your site with incoming links or reciprocal links a combination of the two links would be ideal in getting your site moved up in page rank. Getting your site indexed by spiders and search engines Bring targeted traffic to your website because visitors would already have an idea of what your site is about. Get higher ranking for targeted keywords. Help contribute to an increase in page rank.
Is the page rank of the directory you are submitting to important?
Well I will have to say, yes, but this must not be the only factor in your decision to use that directory, for instance a directory may have a low rank because its new, every website at one time or the other started off with a 0 page rank, if we were all to spurn a site because of a 0 PR then we'd all be out of business. Ultimately the decision is yours but a site should be judged by the quality of the sites it contains, back links and content.
Check Directories For
No Follow - there is a "no follow" tag associated with the link, meaning search engines will not follow the link.
Uses Redirects
Uses unscrupulous reciprocal methods- removing sites shortly after approving them to boost their own incoming links
Links embedded in JavaScript and other codes that search engines can't follow.

The 'Miami Vice' star revealed that as a kid, he would often leave chocolate sweets called Smarties under his pillow along with a little note that said that even though he knew Marilyn was dead, he still thought that she would enjoy the treats.

To this day, blonde bombshell Marilyn Monoe remains one of the 20th century's most famous movie stars, sex symbols and pop icons.
She was found dead in the bedroom of her Brentwood, California home by her housekeeper Eunice Murray, in the middle of the night, on August 5, 1962.
Monroe was 36 at the time of her death, and though it was ruled as an overdose from the sleeping pill Nembutal, several conspiracy theories have surfaced in the decades after her death, some involving President John F. Kennedy.
There is also speculation that her death was accidental, but the official cause of death was "probable suicide" by acute barbiturate poisoning.

The life of the mortgage is divided into several mortgage terms. When the mortgage matures at the end mortgage term, the borrower refinances the mortgage. This process is repeated until the mortgage is completely paid out.
The borrower does not necessarily have to wait for the maturity date of the mortgage. Sometimes, the mortgage lender offers a mortgage that is too good to pass. When mortgage lender offers a very good mortgage, the borrower can refinance the mortgage. If the new mortgage can reduce the life of the mortgage, and reduce the mortgage payment on pay period, it is advantageous for the borrower to refinance the mortgage.
What are the costs involve in mortgage refinancing?
The borrower may have to pay the penalty to refinance a mortgage before the mortgage reaches the end of the mortgage term. Since the mortgage lender loses the interest to be paid to them, the mortgage lender charges penalty. However, a low interest rate on the new mortgage may offset the penalty.
The borrower can pay for the discount points as well. It is the amount to bring down the monthly mortgage payment, or any mortgage payment. Each discount points means one percent.
The borrower also pays the application fee, title search fee, and appraisal fee every mortgage refinancing. Mortgage lender charges a fee to process the mortgage application called application fee. Mortgage lender also needs who the real owner of the property. Hence, the borrower pays the title search fee. Lastly, the appraisal fee tells the fair market value. The mortgage lender needs to find out if the value of the property can pay off the mortgage in case of default on mortgage payment.

When I talk to real estate agents who are new to the industry, one of the first questions they ask is, "How can I compete with veteran agents?" Or more specifically, "How should I conduct my real estate marketing program to compensate for my inexperience."
My response: "Take experience out of the equation, and focus on lead generation."
Remove Experience from the Equation
Veteran real estate agents were "newbies" at some point. They got past that stage, and so can you. In fact, everybody in the entire world has been new to something at least once in their life. We are new to elementary school, middle school and high school. We are new to the working world. We are new to people, places and social situations.
Everyone knows what it's like to be the new guy or gal. So why sweat it?
As a real estate agent, you'll find that most clients judge you by your knowledge, your personality and your professionalism. And here's the good news -- you can bring those things to work with you on Day 1.
Focus on Lead Generation
Some marketing "experts" will tell you to promote your brand and keep yourself "top of mind" with your prospect area. Those things are okay over the long-term. But if you're relying on them to generate business in the short-term, you better have some living expenses tucked away. It's going to be a long wait.
Here's where you, as a new real estate agent, can actually outperform the veterans you're up against. Build a better lead-generation program. Instead of relying too heavily on branding or top-of-mind awareness (secondary marketing strategies, by the way), focus on generating leads you can turn into clients.
Here are three specific ways to outperform the veterans in your area:
Be More Visible
Get yourself a website and start learning about search engine visibility. Search engines don't care how long you've been in business or how many clients you have. They will rank a popular, well-optimized website over an older, more stagnant website much of the time.
Build a strong web presence, get some people linking to it, publish press releases and articles online, and you'll make your website more visible to the search engines. See the resource mentioned at the end of this article for more.
Be More Proactive
Build an exclusive "must read" report around a hot topic in your area. Make it provocative and thought-provoking, not just another "Tips for Home Buyers." Urban sprawl is a great example. If there's development in your area, create a report along the lines of "How Urban Expansion Affects Your Property Values."
Choose a topic that matches your audience (buyers, sellers, affluent, middle-class, etc.). Build a direct mail postcard campaign to promote the report. Send people to a web page where they can sign up for it with only an email address. Make it easy for them.
You've just built your first lead-generation program, and no experience is necessary!
Be More Creative
Why not partner up with a mortgage professional, a home inspector or both to launch a home-buying seminar series? Make it free, easy to sign up for, and fun! Come up with a creative angle for it, like "The Modern Real Estate Process" or "Mortgage 101 for the Mathematically Challenged." Invite your local news to cover it (that's the kind of thing they look for on slow news days).
Knock people's socks off with the quality of your presentation and your enthusiasm. Give them your business card and other take-away items. Stick around afterward for questions and chit chat. There will be clients in that group, I guarantee it.

Boracay: Paradise on Earth
The island paradise of Boracay in the central Philippines is one of the few remaining unspoilt places on earth. It has remained largely untouched by modern civilization despite the droves of tourists that visit it every year.
The first hint of this idyllic hideaway's remoteness comes upon arrival: there is no airport or pier. Travelers are taken on small, wooden outriggers to the island, where they disembark by jumping into thigh-deep water and wading ashore.
Located at the northwestern tip of Panay in the Western Visayas region 345 kilometers from Manila, Boracay boasts 30 beaches and about 200 private resorts that cater to the more than 300,000 tourists that descend on the 630-hectare island annually.
It's not clear how the island emerged from obscurity to become one of the world's best beaches. But it's said that a group of foreign travelers stumbled upon the place by accident in the early eighties and word quickly spread about the modern day Eden tucked away somewhere in the central Philippines..
Boracay has since become a beacon attracting sun-worshippers from the four corners of the world. Its crystal-clear waters and powder-fine white sand make it second to none.
Boracay offers more than just sun, sea and sand.
The mouth-watering smell of barbecue and freshly cooked seafood lingers in the air as tourists sample the local culinary taste. Fruits are also in abundance. And for those who prefer foreign food, international cuisine is always available.
There's also a host of relaxing activities for all kinds of tourists, including sailing on an outrigger to the other side of the island, diving, exploring by bike and hopping from one beach to another.

This has raised fears that Boracay will ultimately become a victim of its own success as development takes its toll on the once virgin territory. That day may just be around the corner.

TEEN:Were you at all interested in singing before you got the part in High School Musical? Was that something that you envisioned yourself doing?
I've always been singing. Since day one. I started doing musical theater and you have to sing in musical theater and so that's where I got most of my training. So singing on stage, you just inevitably, when you're around other vocal artists, you get better at singing. And after that, I started taking lessons. I've done a lot of voice stuff and slowly when you hit puberty, your voice sort of disappears in a weird way but I'm starting to get it back. And hopefully when I'm done training it will be stronger than ever.
TEEN: Is singing something you would want to pursue one day?
Possibly, but it's gonna take a long time because I would really put my heart and soul into an album. I wouldn't just have other people write songs and me go out and sing it. I would sit down with a guitar and write 11 or 12 good songs for an album and that is gonna take a long time.
TEEN: How long have you been playing guitar?
Well, I'm working on it. Gibson just gave me a free guitar. I'm starting to hopefully write songs.
TEEN: So what music do you like to listen to?
Everything. I wish Lucas (from High School Musical) was here, he knows all the artists' names. But anyone on the Garden State soundtrack. Who else? Jack Johnson and John Mayer.
TEEN: What qualities do you look for in a girl?
I think if a girl is easy to talk to then that's the first thing I look for. It's great when you meet a girl and three hours later you're like, "Oh my gosh, we've been talking for three hours, what happened to the time?" I just think that is a great connection and you know there is potential there.
TEEN: If you could choose any actress to work with, who would it be?
Reese Witherspoon or Catherine Zeta-Jones.
TEEN: And...If you could ask any celebrity a question, who would it be and what would you ask them?
I would probably go to Kobe Bryant and ask, "How did you get so good at basketball?"

How to Select a Real Estate Agent
The purchase of a home, for the vast majority of individuals, is the single biggest financial decision made in their lives. Clearly, then, it becomes evident that the selection of a real estate agent is a serious consideration which should not be taken lightly. But what factors should be considered in the selection of a real estate agent?
Reputation
Not all real estate agents are the same. Some real estate agents have a reputation for being difficult to work with. For example, an agent that is pushy, argumentative, unprofessional, is late for appointments, or misses deadlines can frustrate the buying process. A real estate agent should have a reputation for getting along well with all parties to a transaction, buyers and sellers included. An agent that takes a lawyer-like approach of zealous advocacy for one side in a real estate transaction cause the other side to walk away from the deal. Communication and “people” skills are important, as well as diplomacy and tact in the event a difficult situation should arise. And clearly, honesty is tantamount.
Communication skills involve more than just communicating information – in fact, the primary test of effective communication skills is the ability to listen. An agent should listen to your needs, consider them, and then use that information to guide you to the neighborhood and home that is perfect for you.
Ascertaing the reputation of a real estate agent requires some detective work. It is wise to ask for references, on both sides of the transaction. Ask about problems that occurred during the process, and how they were handled. Talking to both buyers and sellers about their experience in dealing with a particular agent can provide insight as to how you can expect your real estate experience to unfold.
Geographical Area of Expertise
It is important as well to ensure you are dealing with a real estate agent who is a “local specialist”. Many states technically allow licensed real estate agents to participate in real estate transactions anywhere within the state. However, a local specialist will be familiar with local selling practices. For instance, property transfer taxes vary by locale, as do the party responsible for paying them. In some locations, there may be different customs for the division of city and county property transfer taxes. You want to be sure that you are dealing with an agent familiar in local custom so as to avoid paying unnecessary fees.
One idea is to canvass the neighborhoods in which you are considering buying. If you see lots of yard signs for a particular agent in those neighborhoods, it is a good bet that the agent is a local specialist.
A local specialist will also be able to provide you information on schools, recreation, churches and synagogues, shopping and entertainment options in the area.
How to Select a Real Estate Agent
Word of mouth is usually the best and most reliable source of information regarding any particular real estate agent. This type of information is reliable in that it has not been “spun” by the agent and the source of the information has no particular motivation one way or the other, except to relate his or her experiences.
Be sure to interview more than one agent. Prior to conducting an agent interview, make a list of items that are important to you. These items might include proximity to freeways or commuter rail lines, style of home, age of home, proximity to schools, local tax rates, or any other number of items which may or may not be “deal breakers” in your mind. Additionally, you may be interested to find out whether or not the real estate agent has support staff which will assist in the handling of various aspects of transactions. Additionally, making a list of these priorities will assist your agent in finding the perfect home for your family.
Ask the real estate agent you are considering for referrals to other real estate agents for you to interview. An agent that is secure in his or her quality of service and reputation will have no hesitation to provide you with the names of competing agents for you to consider. An agent that provides this information to you is likely an agent with whom you would want to do business.
Other factors to consider are whether or not real estate is the agent’s full time career, the number of years of experience the real estate agent has, and any real estate designations possessed by the agent.

Reality TV - American Idol
Not everybody is into reality TV. It's understandable. Many of the shows are just plain stupid. But for pure entertainment value, it is hard to argue that American Idol is not the cream of the crop. This show doesn't seem to lose steam, even after five seasons. If you think that's not accurate, you might like to know that more people voted in the American Idol finals this past year than in any presidential election, ever. Of course that's a sad commentary on our political and social system, but nonetheless, those are the facts.
So why is American Idol so popular? Is it that good? Are the singers that good? Is the concept itself so interesting and unique? Is there just nothing else on worth watching Tuesday and Wednesday nights? Do we love to hate Simon? Do we love to love Ryan? Or do we just love rooting for the underdog? While we may not really know the answers to any of these questions, it would be interesting to at least explore just what it is that makes American Idol such a big hit with young and old alike.
There's no doubt that there is a certain amount of suspense with American Idol, wondering who's going to get booted off the show each week. And for those who think that the losers are predictable, one only need to go back to the episode where Chris, who every one thought was going to be the new American Idol, got booted off the show. The look on his face when he got the news may have been the photographic moment of the year. So there is definitely a bit of uncertainty with this show.
What about the talent? Is any of it really that good? Is there anybody really worth caring about? Well, probably one of the greatest singers of today came out of this show. If you never had the pleasure to hear Clay Aiken sing, you have no idea what you're missing. And he wasn't even the winner that year, the award going to Rueben Stoddard in what was probably one of the most controversial Idol votes in the whole history of the show itself. The ratings for that last show were through the roof.
And yes, there is always rooting for the underdog. Did anyone really think that a prematurely gray haired guy by the name of Taylor Hicks could have come away with this year's title? He may have not had the greatest voice of all the contestants, but you couldn't ask for more of a showman. Yes, he was the dark horse contestant and yet, he won it all.
And then there are Simon, Paula and Randy. You can call them the 3 Musketeers or the 3 Stooges, but they are certainly entertaining. Yes, Simon is the one everyone watches to see and hear and he's going to say next to insult somebody. Heaven knows why we love that stuff. Thank goodness we have Ryan to keep the three of them in line.
Whatever the reason for American Idol's success, one thing can't be disputed. This is a show that may very well be around long after many of the careers they've spawned are dead and buried.

Gap waivers provide protection for customers when a ‘gap’ is formed between the actual value of the vehicle and the amount of money owed to the bank.

Laptop Computers
A laptop is a personal computer which is portable. It may also be known as a notebook. The typical laptop will range in weight from 1 to 3 kilograms, and will generally have an internal battery as well as a power adapter. While most laptops are portable, few can currently match the power of the most expensive desktops, though this will likely change as technology continues to advance. The word laptop was first introduced in 1983, and was used to refer to the Gavilan SC.
Despite the name, most laptops should not be placed in your lap if it is not covered, because they can get hot, and can even burn skin that is held against it for extended periods of time. The typical laptop can be powered by one battery, and the power adapter can power the battery when it is plugged into a wall outlet. A laptop can perform many of the same tasks as a PC, but they tend to be limited. They will have the same internal devices which are seen in desktops, but they will be much smaller in size. Most laptops will have a screen which uses a liquid crystal display.

Laptops come in three varieties, and these are based on the size. An ultraportable laptop will generally weigh less than 1.7 kilograms, while a thin and light laptop will weigh up to 2.8 kilograms, and a medium sized laptop will weigh up to 3.5 kilograms. The idea for the laptop existed prior to the invention of the personal computer, and was first conceived during the 1970s. The very first laptop was the Osborne 1, and it was released in 1981.
While the Osborne 1 was massive in comparison to contemporary laptops, it was revolutionary for its time, because it allowed people to carry their data with them, and the computer didn't have to be left in a single location. However, the Osborne 1 was so large that it was not possible to run it on a battery. Most laptops today now use lithium ion batteries. While laptops have a few advantages over their desktop counterparts, they have some disadvantages as well. Unlike desktops, they are limited in their ability to be upgraded. As of this writing, their is no form factor for laptops, and the costs and technical issues involved with making them easy to upgrade aren't feasible.
The only parts of most laptops that can easily be upgraded are the hard drive and RAM. In addition to this, laptops are expensive to repair if they are damaged, and they are also easy to steal due to their small size. Stolen laptops are a common cause for identity theft. While the use of the USB port has allowed laptops to be upgraded to some degree, it will typically reduce their portability. Historically, the performance of laptops has always been low when they were compared to desktops in the same price range.

Workings of a Directory
World Wide Web searches are of two kinds: web directories and search engines. Web directories are extensive catalogues of web addresses that are indexed by subject and relevance. Experts review the sites, categorize them, and organize the information.
Searches can be made by category or keywords. And, vast numbers of websites can be sorted through to locate what is required. Sites are included either by submission by the owner or by the directory’s editors when they come across sites.
Web directories are mainly of two kinds:
• General directories that are automated indexes of pages not vetted by any reviewer or editor. They are a compilation of web sites and internet documents classified under different categories or subject indexes. Each listing carries a brief summary of the content contained within. Examples of popular general directories are: Google, and Excite.
• Selected directories contain web sites and pages that have been vetted. These are of a certain quality and standard. These directories also provide links to other sites and documents pertaining to a particular subject or theme. They lead you to links that provide authoritative material written by experts in each field. Examples are: Librarians Index to the Internet, About.com, Virtual Library, and more.
Internet browsers can type queries into the directory and the directory will look for matches. Alternately, a searcher can view the indexed categories of the directory. Major categories would include: education, computers, business, sports, family, entertainment, arts, and so on. Within each category are subcategories that pertain to different aspects of the main category.
Links in directories are free, paid, or free but need a reciprocal link. Links are provided on pages with similar or relevant content. Most beneficial are high traffic directories that have numerous web sites listed under each category and sub category.
Characteristics of a quality directory are: numerous quality web sites are present in each category; there are editors who vet sites submitted; large number of pages in MSN, Google, as well as Yahoo; has a low Alexa rating; has a page ranker on pages; and pages are present in DMOZ and Yahoo directories.
The Alexa rating is calculated by the number of visitors to the site. While PageRank is a rating system of 1-10 for web pages devised by Google.
Submitting a web site to a directory will: increase click through traffic; have the site indexed by search engines; get higher rankings for targeted keywords; and get the site indexed by spiders.
Advantages of directories are:
• Substantial staying power.
• Marketing avenues.
• Exponential growth and popularity.
To be accepted by a directory one must ensure that your site:
• Content is comprehensive, unique, and plenty. Be sure to add new content regularly.
• Is stable at all times and quick to load. There should be no broken links.
• Works with multiple browsers as also with the most recent versions. Test your site accessibility with different browsers.
• Is placed in the most appropriate or applicable category. Be sure it is distinct from other competitors. It should add value to the directory.
• Submission details comply with directory guidelines.
Choose a search engine friendly directory rather than one with outlinks.
Directories must be selected with care. Due consideration must be given to one-time as well as recurring costs. The pros and cons of being a part of a directory should be studied before any steps are taken. Understand completely the world of web directories and their uses.

In the world today, if you don't have a cell phone you're out of touch. How do you pick the right phone, the right plan or the right company? There are many factors to that should be taken into consideration.
If you have a large family, one of the many family plans could be the ticket. Some family plans share a pool of minutes. This can be a good
or bad thing depending on how good your family is at sharing. If you have teenagers who tend to talk quite a bit on the cell phones (and most do these days),
this may not be the best way to go although buying a separate plan for each teen could be very expensive. One idea is the "pay-as-you go" plan. These plans use
minutes from a pre-paid bank of a set duration. At least this way you have control over how much you spend each month. Another type of family plan lets family members pay for their own calling, but if family members sign up, everybody gets a better price then if they had signed up individually. Some plans also give you a break on the price of the cell phones themselves. Be sure to check out these types of plans carefully.
If you are just shopping for yourself; carefully evaluate what you think your cell phones usage will be. If it's just for emergencies or occasional use the afore mentioned pay-as-you go plans may be sufficient. You could also buy the cheapest plan available. Some are as low as $20 a month. Most people however, use their cellphones a lot and need many minutes. If this is the case, pay-as-you-go plans can get very expensive and it makes more sense to buy a plan that gives you several hundred minutes worth of time each month.
Another thing to consider is the options. Does the plan come with roaming, long-distance, text-messaging, etc. included? Are these extras important to you? If they are then be sure to total up the costs of each plan. Some include extras in the plan cost, some don't. Don't sign up for a plan only to find out that you have to pay additional costs for the features you want that another plan included free or for the same price.
Lastly, do the cell phones available for the plan come with the features you want or need. Cameras, games, two-way radio functions are just some of the many new functions being added to today's phones.

Posting to Web Directories
You see, back then there was a much smaller number of web directories out there. Because the search engines were much different then (link popularity was not a major part of their algorithm yet), there was not a need for the low level directories which seem to exist solely for the purpose of increasing one's pagerank and link popularity. The major engine of the time, Excite, used such factors as keyword density and meta tags almost entirely when ranking a website.
It was not untill webcrawler came around that link popularity became important. What few directories there were usually sent a substantial amount of traffic to your site, comparitively speaking. If you were listed on one of the major directories, depending on your niche, you might recieve enouph traffic from one of them to practially make a living (in those days the Yahoo directory was set up differently so that if you were in their directory you recieved droves of visitors from both the category and you recieved high priority on related searches).
Nowadays link popularity and pagerank are major factors in search engine positioning so there is amajor need and desire for more links, thus the greater number of web directories. They vary greatly in quality: some are human edited with strict standards of approval. Others approve every listing, even from low quality sites that have little content. Will these directories help you from an SERP standpoint? Well, it depends, in my opinion, on how targeted the category is.
You must spend some extra time finding a category with similiar content as your site or you may gain pagerank at the price of relevence. And some reports suggest that the major search engines may be emphasizing relavence more and more in the future.
And of course there are still some high quality directories out there. Most people are familiar with DMOZ.org and Yahoo.
These are probably still the most important. But there is also JoeAnt, Goguides, Buzzle, Gimpsy and Splut, among several others. And more are rising in relavence. To increase the relevence of your own site in the eyes of the search index sites, augment your directory submission with forum postings in related forums and write some articles on the subject matter of your website, then submit them to the article directories with your link in the resource box.

Commercial Real Estate Investing
Investing in commercial property may open a whole new area of financial ventures for the savvy real estate investor. Opportunities abound in multi-family units, office buildings, warehouses, retail shops, car washes, laundromats, mobile home parks, hotels, apartments, strip malls and more.
The obtaining of commercial property financing is usually more extensive and time consuming than for a residential loan. Guidelines for underwriting a commercial loan put more emphasis on the income that the property produces than on the borrower’s ability to repay the loan. Lenders rely on the income history and stability of the property to determine future income. Also considered, although less important, is the credit history, assets and financial strength of the borrower.
When applying for a commercial loan the previous two years and year-to-date financial information concerning the property need to be considered. This data is put into a format commonly known as a Pro Forma Operating Statement. This is probably to most important single document in the application process. A Pro Forma Operating Statement is the operating budget for the property which lists the rents and any other income such as laundry, parking, etc. and also all expenses from advertising to management fees to utilities. Your lender can supply you with this standard form and help you or the seller complete it correctly.
Also of importance to the lender is the Loan to Value Ratio and the Debt Service Coverage Ratio, (DSCR). The DSCR is how much of the proposed monthly payment will be covered by the net operating income as calculated on the Pro Forma Operating Statement. Lenders prefer to see 100% coverage and on some properties a 120% coverage is required. On purchases this determines the amount of down payment required and the terms of the proposed loan and for refinancing, the loan-to-value allowed and how much “cash-out” may be received, if any.
Commercial lending is not regulated or overseen by HUD so RESPA does not apply. Don’t expect to see your typical forms such as a standard residential loan application, Good Faith Estimate or Truth in Lending disclosures. Also be aware that closing costs may be much higher than residential loans because of specialized appraisals, environmental reports, attorney’s fees and other costs for special services rendered.
There are also loans for borrowers or properties that may fall outside of the traditional commercial lending guidelines. They typically require 30% down (seller carry backs are allowed up to a 95% combined loan-to-value or a 70% loan-to-value if refinancing. Some lenders even offer commercial “Stated Income-Stated Asset” programs. These usually have loan limits of $600,000. With a reduced loan-to-value, credit scores as low as 550 may even be allowed. No IRS 4506 form is required to be signed. You can close in the name of a corporation, trust or LLC and “cash-out” is allowed on refinancing. Fixed rates and ARM’s are available.
Commercial real estate may be worth exploring and it just may be one more way to expand your investment and real estate portfolio.

We all know that basic grooming is a necessity, but what about going that extra mile? 1. Stay focused – Looking for free articles on the web is addictive. You could easily find yourself sitting for hours staring at the computer screen with no real outcome. Remind yourself constantly what you are looking for and ask yourself if you are currently in the way to achieving it.
2. Read the articles’ abstract or summary to eliminate irrelevant articles.
3. Informational not commercial – If you are reading a page with too many pictures, adds or reviews, you are in the wrong place. Look for more objective data on informational pages.
4. Look In the right places – I suggest you consider looking for free articles using one of two methods. The first, Look for the free article in google or in your favorite search engine by writing in the “Search” field: “The articles’ subject” + “article”. 5. Read the comments – You are not first who have read the article. You could save time by reading the articles’ comments before reading all the articles. If all the readers wrote negative comments, do not bother reading the free article. In some article directories you could even see the average grade given by the readers.
6. Time is money – If you are looking for a quality article and now, my best advice would be: pay for it. A couple of dollars sure worth the hours of looking for the needle in a haystack.
